Securing a Qualified Tenant

Homes are listed with a centralized showing service.  This insures that an appointment can be made with a licensed agent, to view any house practically any time night or day.

A lease/credit application is completed by all prospects.

From the application information, we verify rental history; look for evictions, damage to property, late payments and unauthorized pets or occupants.

We perform a criminal background search.

We run a credit report to see payment history of all accounts.

Employment and income verification and stability is made on all applicants. 

Once a Qualified Tenant is Selected

The prospect will sign a legally formulated lease agreement written for REALTORS by the Texas Association of Realtors (TAR).  Included will be any special provisions particular to the leased home.

On a date prior to move-in, the house will be documented with digital camera.  The photos are later used to adjust tenant security deposits for any damage. 

On move-in date the tenant will pay one full months rent.  The second month will be pro-rated if the move-in date is on a day other than the 1st day of the month.

During Occupancy

Collection of rent and disbursement of funds begins on the 1st day of each month.  Funds are mailed to owners by the 10th of the month.

Surveys of all homes are performed upon move-in, at about mid-term of the lease agreement and upon move out. 

We will go to the house as often as necessary to take care of the house. 

Documentation by written report and digital photos are performed with each survey.

A “Select Vendor Program” is in place to save time and money on repairs and make-ready operations.

All legal requirements are properly and promptly performed on all lease violations, including late payments and pet violations.

Seasonal communication is made to all tenant occupants via mail.  This includes but is not limited to reminders of the responsibility they have to change HVAC filters, keep pipes from freezing and yard care.
